When You Move In

 

We will make sure that the property is in a clean condition and all waste and rubbish is removed from inside and from the garden of the property.

We will ensure that repairs are carried out to the new agreed ‘lettable’ standard, details of which are included in the sign up pack, within agreed timescales and/or appointment date.

Usually we will give a decoration voucher which helps towards the cost of decorating the property. If the property is specially designed for people with a disability or for older persons we normally decorate it before they move in.

If you ask us we will install a bayonet fitting for a gas cooker at the start of your tenancy, provided there is already a gas supply to the property.

Usually we are responsible for any fixtures or fittings that are already installed inside or outside the property prior to you moving in. There are some exceptions such as when a mutual exchange takes place.

You are responsible for minor repairs, as listed below, but we may be able to help if you are over 60 years of age or severely disabled.

  • plugs and chains for sinks, baths and wash hand basins
  • toilet seats and covers
  • clothes lines and rotary dryers (except in shared yards)
  • grate bottoms within 12 months of renewal
  • change of locks if keys are lost
  • cost of gaining entry if you are locked out
  • testing smoke alarms
  • if battery smoke detector is fitted please contact repairs on free-phone 08000 855 808 to arrange to have it changed to mains

In addition to the above you are responsible for carrying out repairs to any of our fixtures and fittings which have been damaged by you, anyone living with you (including children) or any visitors. If we have to repair damage, you or they have caused, you will have to pay the cost of the work even if you are over 60 years of age or severely disabled

You are responsible for repairing and/or maintaining any fixture or fitting that you have paid for and installed yourself.
